Property Warranty in Dubai – Ready vs Off-Plan Explained

When buying property in Dubai—whether it’s off-plan (under construction) or ready-to-move-in—one of the most important things every buyer should understand is warranty coverage.

Property warranties protect you if something goes wrong with your home after purchase and are a key part of Dubai’s real estate protection laws.

1. What Is a Property Warranty?

A property warranty is a legal guarantee from the developer stating that they will fix certain defects or issues within a specified time after handover.

These warranties exist to protect buyers and ensure accountability from developers.

2. 10-Year Structural Warranty (Most Important)

Under Dubai law, developers must provide a 10-year structural warranty on all new properties.

This covers major structural components such as:

  • Foundations
  • Load-bearing walls
  • Columns and beams
  • Roof stability

If any serious structural issue occurs within 10 years, the developer is legally required to repair it at no cost to the owner.

This warranty applies to both off-plan and ready properties and starts from the official handover or completion certificate date.

3. 1-Year Defect Liability Period

In addition to structural coverage, properties come with a 1-year defect liability warranty.

This covers common finishing and system issues such as:

  • Electrical faults
  • Plumbing leaks
  • Air conditioning or HVAC problems
  • Paint, tiles, and finishing defects

If any of these issues arise within the first year after handover, the developer must repair them.

4. Manufacturer Warranties

Appliances such as ovens, refrigerators, air conditioning units, and branded fittings often come with separate manufacturer warranties.

These warranties may last between 5 to 10 years, depending on the brand.

Buyers should confirm whether the developer or manufacturer is responsible for claims.

5. Warranty Start – Ready vs Off-Plan

  • Off-plan: Warranty begins at handover after construction is completed
  • Ready property: Warranty also begins at handover, as the building is already completed

In both cases, developers must register warranty details with the Dubai Land Department (DLD).

6. What Is Not Covered?

Most property warranties do not cover:

  • Normal wear and tear
  • Damage caused by residents
  • Damage due to floods, earthquakes, or natural disasters

Natural disasters are typically covered under separate building insurance, which is often provided by the developer for the first year.
